Avid is building a national presence, with a particular focus on sunbelt locations. We invest for the long-term seeking both to grow ongoing cash flow and achieve significant appreciation upon exit. Avid utilizes best-in-class asset management to implement value-add and operational strategies which combined with an intense focus on property management has resulted in above market returns.

We employ a highly analytic approach to underwriting deals

Hundreds of deals are sourced and analyzed in order to complete one acquisition

Conservative assumptions are used to project rent growth, occupancy and operating expenses

Our underwriting is compared to and adjusted for actual operating information compiled in Avid’s proprietary database

Avid focuses on investing in existing properties with value-add potential and new development opportunities located in markets with strong fundamentals

Target Markets

National scope with a focus on growth locations in TX, FL, NC, SC, GA, NV, AZ, UT and CO, as well as more stabilized markets in TN, KY, OH, IN, MO, and KC

Location Attributes

Areas with high employment and population growth. Constraints on development and shortage of housing. Close proximity to employment centers, commercial and retail locations, schools, medical facilities, and high-volume corridors with access to mass transit. Tenant base with medium household income of at least $50,000 per year

Product Types

A mix of Multifamily (value-add and core-plus) and Triple NNN retail or commercial properties

Transaction Type

Acquisitions of existing newer vintage properties with value-add potential; redevelopment or ground-up development projects in our Target Markets
